Brickell, Miami — 215 closings and higher prices in the 2nd Quarter of 2026, and yet what is happening with supply?
In this video I break down exactly what happened in the Brickell Condo Market in the 2nd Quarter:
Month by month, the 1st Quarter vs 2nd Quarter, and what it all means for Buyers and Sellers right now.
And here are the numbers...
📊 Total Closings:
1st Quarter 2026 = 176
2nd Quarter 2026 = 215
That is up 22% — the highest single quarter closing volume of any condo neighborhood I cover in Miami.
📊 Days on Market:
1st Quarter 2026 = 83 Days
2nd Quarter 2026 = 87 Days. Essentially flat.
The market has found its rhythm — consistently in the 80 to 90 day range quarter after quarter.
📊 Months of Supply:
1st Quarter 2026 = 19 Months
2nd Quarter 2026 = 17 Months. Improving slightly.
Moving in the right direction — but still firmly a buyer's market.
📊 Active Listings:
1st Quarter 2026 = 1,094
2nd Quarter 2026 = 1,248
Despite 215 closings in Q2 — the strongest quarter of the year — active listings grew by 154 units. Sales are growing. Inventory is growing faster. That is the defining tension of this market.
📊 Price Per Square Foot:
1st Quarter 2026 = $592
2nd Quarter 2026 = $621. That is up slightly.
📊 Median Sold Price:
1st Quarter 2026 = $577,500
2nd Quarter 2026 = $650,000. That is up 12%.
🏆 Top Sale of the Quarter:
$11,300,000 — Four Seasons Brickell — 4 Bedroom Combo-Unit Penthouse, over 4,400 Square Feet sold for $2,526 per Square Foot. The Four Seasons Brickell is one of the most exclusive buildings in Brickell. Two units combined to create a truly rare and oversized residence in a neighborhood where large format condos are uncommon — and the market rewarded that with $11.3 million.
Here is what this data is telling us about Brickell. Sales are growing — up 22% quarter over quarter. Prices are strengthening — price per square foot up 5%, median sold price up 12%. And yet inventory keeps outpacing both. One thousand two hundred and forty eight (1,248) Active listings competing for a buyer pool that closed 215 units in Q2. That gap between supply and demand is the story that every Buyer and Seller in this market needs to understand clearly.
The positive read — a market where closings grow AND prices strengthen simultaneously shows true Demand.
The cautionary read — when inventory grows faster than sales quarter after quarter, that supply pressure accumulates. And accumulated supply pressure eventually finds its way into pricing if the gap does not close.
Brickell's long term fundamentals are extraordinary — one square mile where global capital keeps choosing to concentrate. But in the short term, supply is the story. And Sellers who understand that and price accordingly will transact. Those who do not will end up waiting.
