What is happening in the Coconut Grove Real Estate Market in 2025?
The #'s are in for the 4th Quarter and that puts a wrap on 2025 as well.
We have a few graphs to show you, so let's jump right in...
Here are the #'s for the 4th Quarter versus the previous 3 Quarters.
Actives are at their highest levels of the year while Closed Sales are down to their lowest level. Months of Supply is up and Days on Market is similar, all while pricing seems to be increasing. In our next graph we look at the total #'s for 2025.
155 Closed Sales for the year, and only 3 are Waterfront.
Days on Market at 41 and 92 are really low given the high Median Prices of $945/Sqft and $2.5-Million for non-waterfront homes... that’s very good.
Now we like to show you the price ranges of the Closed Sales.
And here we see that the majority of Closed Sales are from $5-Million and under or 127 out of 155 or 82% then sales taper off dramatically.
We like to highlight the highest priced sale of the year in Coconut Grove.
And it was a sale of 8 combined waterfront Parcels with homes for a total of 4.5 Acres which sold for $101-Million Dollars after spending over a year and a half on the market. $101-Million Dollars... Miami is definitely changing.
Now that we have seen the totals for 2025, we are going to compare the #’s to the previous 2 years to give us some context.
Here we get a better idea as to how the market did for 2025... and look at the # of Closed Sales for the past 3 Years, it seems like the market is stuck while prices are holding. The Median Price Sold has been increasing while Price/Sqft went higher but then slightly decreased. All while Days on Market has been trending down.
For Seller's - things look good for you however be careful when pricing your home with all this new Inventory.
For Buyers - inventory levels are higher which is good for you, but pricing seems to be holding and Days on Market is low.
Overall, 2025 #'s for single family homes in Coconut Grove look good. One concern is that Active Listings was up by a lot in the 4th Quarter, however with Days on Market so low we feel this will be ok all while pricing seems to be holding.
