What happened to the housing market in South Beach in 2025?
The #'s are in for the 4th Quarter and that puts a wrap on 2025 as well.
Today we are looking at the South Beach Real Estate Market for single family homes. We have a few graphs to show you...
Here are the #'s for the 4th Quarter comparing it to the previous 3 Quarters to see if we can spot any trends.
Actives are up but same as 1st, while Closed Sales are down to their lowest levels of the year causing Months of Supply and Days on Market remain high due to low # of sales. While pricing seems to be holding. Now we look at the total #'s for 2025.
We like to highlight waterfront homes in light blue:
40 Closed Sales for the year, 22 are Waterfront and 18 are Not.
Days on Market is low given the high Median Prices... that’s good.
Now we like to show you the price ranges of the Closed Sales.
0 Sales under $1-Million, then Sales spread evenly throughout.
It's incredible to see that 16 out of 22 Waterfront homes sold at $10-Million and up, with half of them closing at $20-Million plus... only in South Beach.
Now that we have seen the totals for 2025, we are going to compare the #’s to the previous 2 years to really give us some context.
Here we get a better idea as to how the market did for 2025... and look at the # of Closed Sales for the past 3 Years... it seems like the market is stuck. While prices as far as Median Price per Sqft seems to be increasing for all homes and Median Prices seem to be as well. Days on Market in 2025 taking a bit longer for these non-waterfront homes while waterfront seems to be holding.
Overall, 2025 #'s for single family homes in South Beach look good. One concern is that we did see a slowdown in the # of sales for the 4th Quarter so we will keep our eyes on that moving forward. But overall, the #’s look good.
If you are a Seller here things look good for you as Inventory levels remain low and pricing seems to be holding.
For Buyers… inventory levels are low here and pricing seems to be holding so you will have to be patient with your home search in South Beach. Patience might payoff as interest rates continue to inch downward which helps you but also might get some more Seller’s to list their homes.
