What is happening in the Coral Gables Real Estate Market?
The #'s are in for the 4th Quarter and that puts a wrap on 2025 as well.
We are going to show you a few graphs so let's jump right in...
Here are the #'s for the 4th Quarter versus the previous 3 Quarters.
Right away we can see that Actives are at their lowest levels of the year while Closed Sales did well, Months of Supply and Days on Market for non-waterfront homes was in-line with previous Quarters while Waterfront homes seem to be taking longer to sell, all while pricing seems to be holding. In our next graph we look at the total #'s for 2025.
Total #'s for 2025 for single family homes in Coral Gables:
363 - Closed Sales and only 29 are Waterfront.
Days on Market at 46 and 86.
Look at the difference in Price/Sqft and Price Sold of non-waterfront and waterfront homes. This is why we like to separate the two:
Non-Waterfront = $896/Sqft and $2-Million Dollars
Waterfront = $1,663/Sqft and $7.9-Million Dollars
Now we look at the price ranges of the Closed Sales for 2025 in Coral Gables. And here we see that the majority of Closed Sales are in the
$1-$3-Million Dollar range, while moving up to the higher price ranges you still have strong market activity which shows the demand for homes in Coral Gables. Very good to see.
We also like to highlight the highest priced closed sale of the year.
And it was a huge waterfront estate of over 18,000sqft on over 1 Acre of land in the very exclusive Gables Estates sold for $50-Million Dollars.
Now that we have seen the totals for 2025, we are going to compare the #’s to the previous 2 years to really give us some context.
Here we get a better idea as to how the market did for 2025... and look at the # of Closed Sales for the past 3 Years... very similar #'s. On Pricing look at how the Median Price/Sqft and Price Sold for non-waterfront homes has been steadily increasing while waterfront is holding on, and for both Days on Market has increased slightly.
For Seller's - things look really good for you.
For Buyer's - given the #'s we see here this is a very competitive market in every price range, so you will have to be patient.
Overall, 2025 #'s for single family homes in Coral Gables look really good. Days on Market has been steadily increasing for the last 3 years but so has pricing so we feel this is ok. It was very impressive to see strong market activity through all price ranges, which really goes to show you the strength of the market here.
