What is happening in the Pinecrest Real Estate Market?
The #'s are in for the 4th Quarter and that puts a wrap on 2025 as well.
We have a few graphs to show you so let's jump right in...
Here are the #'s for the 4th Quarter versus the previous 3 Quarters.
Across the board we can see very similar #'s for the 4 Quarters, Actives, Closed Sales. This is a good indication of the market here in Pinecrest.
In our next graph we look at the total #'s for 2025.
192 - Closed Sales for 2025
Pinecrest is a land-locked neighborhood so we don't have Waterfront homes. To be clear we do not count canals or lakes as being waterfront.
75 - Days on Market is really low given the high Median Price Sold of $2.6-Million... that’s very good.
Now we look at the price ranges of the Closed Sales for 2025 in Pinecrest.
We can see that the majority of Closed Sales in the $1-$3-Million Dollar range, followed by $3-5-Million then it drops off dramatically.
We also like to highlight the highest priced closed sale of the year.
And it was a huge 10-Bedroom, 20,000 Sqft Estate on over 2 Acres, newly built in 2023 sold for $19.5-Million which is a record price for Pinecrest.
Now we are going to compare the #’s of 2025 to the previous 2 years to really give us some context.
Here we get a better idea as to how the market did for 2025... and look at the # of Closed Sales for the past 3 Years... very similar #'s.
Median Price/Sqft and Median Price Sold show slight increases from 2023 but a bit lower than 2024 all while Days on Market has been steadily increasing.
For Seller's - The #'s for 2025 in Pinecrest look really good for you.
For Buyer's - The #'s we see here are not in your favor, but Days on Market has been steadily increasing which could be good for you.
Overall, 2025 #'s for single family homes in Pinecrest look good. Days on Market has been steadily increasing for the last 3 years but so has pricing so we feel this is ok especially given the high median price here of $2.6-Million Dollars. And we will point out that we have seen this in the other areas we cover as well, Days on Market increasing steadily while prices seem to be holding.
